Most interiors in Dubai are still delivered by a chain of separate hands — a designer draws it, a contractor prices it, subcontractors build it, and a supplier fills it. Every handover in that chain is a place where the design quietly changes and the budget quietly grows. A turnkey, design-and-build fit-out closes those gaps by keeping the whole project under one roof, with one team accountable from the first brief to the final key.
If you are planning a villa, apartment or hospitality space and comparing companies, this is the model worth understanding first — because it changes not just who does the work, but whether what you approved on paper is what you actually receive.
What "turnkey" should really mean
"Turnkey" is used loosely in the UAE market. At its strictest, it means you sign with one company and, at the end, you are handed the keys to a finished space — with everything between the concept and the completion managed for you. No separate design contract, no separate main contractor, no chasing five suppliers when a detail is wrong.
The stronger version of turnkey is design-and-build: the same studio that designs the space also builds it — one team responsible for both the drawings and the construction on site. That single fact removes the most expensive problem in interiors — the moment a drawing is handed to someone who wasn't in the room when it was decided.
The seven stages, from brief to keys
A well-run fit-out is not one event; it is a sequence where each stage protects the next. This is the method we use at Soltis — and a useful checklist for evaluating anyone you're considering.
01Initial briefing
Before a single design decision is made, the space and the people who will use it are understood. A walkthrough or layout review at the kick-off surfaces the constraints, priorities and details that shape everything that follows. Skip this, and every later stage inherits the guesswork.
02Concept development
The design direction is set and confirmed with mood boards and, crucially, physical samples — stone, timber, fabric, metal and finishes you can hold. Grounding decisions in real materials, rather than screen renders alone, is how a concept survives contact with reality.
03Renders & technical drawings
Photorealistic 3D renders lock the look; a full set of technical drawings — layouts, elevations, details and finish specifications — locks the build. This is also where the project budget is defined, because every selection is fixed before anyone lifts a tool. Done properly, construction becomes a clearly defined path, not an open-ended exploration.
04Materials sourcing
Key materials are reviewed in person before they are procured, working directly with manufacturers to keep supply timely and reliable. This one habit — checking the actual stone or veneer before it ships — removes most of the "it looked different in the render" surprises that derail budgets on site.
05Fit-out — design & build
Now the drawings are built by the people who made them. Construction and installation are run by the same studio that produced the design, and bespoke joinery, furniture and FF&E are procured to the approved specification from trusted manufacturers. Decisions made on paper are executed by the team that made them — which is the entire point.
06Final styling & quality checks
The last stretch before handover is for decoration and inspection. Furniture, fixtures and accessories are placed and reviewed on site against the original brief, and every finish is checked. You move into a home that is ready to live in — not a shell that still needs a decorator.
07Handover & aftercare
At handover you receive a project record alongside the keys — drawings, material specifications and documentation for future reference or maintenance. Good studios stay reachable afterwards for any questions or adjustments. The relationship shouldn't end at the door.
Why one accountable team beats five
The fragmented model looks cheaper on the first quote and costs more by the last invoice. Here is where the money and the quality leak:
- Variation claims. When a contractor didn't design it, anything ambiguous becomes a paid extra. One team that owns the drawings has nothing to claim against.
- Value engineering you didn't ask for. Handed a design to price, contractors quietly substitute cheaper materials to protect margin. The detail you fell in love with disappears.
- Blame at the seams. When something is wrong, the designer blames the builder and the builder blames the supplier. With design-and-build, there is no one to point to — which is exactly why it gets fixed.
- Schedule drift. Every handoff adds a queue. Removing the handoffs removes the queues.
What to ask before you sign a fit-out contract
Whether or not you work with us, these questions separate a genuine design-and-build studio from a broker who will subcontract your project:
- Do you produce the design and the construction drawings in-house, or outsource them?
- Do the people who designed it also run the construction on site — or does it pass to a separate contractor?
- Is the budget fixed after the technical drawings, before construction begins?
- Who is my single point of contact from concept to handover?
- Can I see and approve physical materials before they're ordered?
- What does your aftercare cover, and for how long?
If the answers involve a third party for the parts that matter most — the drawings, the construction, the accountability — you are back in the fragmented model, whatever the brochure calls it.
Frequently asked questions
What does a turnkey interior fit-out include in Dubai?
Everything from the initial brief and concept design through technical drawings, procurement, construction and installation, to final styling and handover — delivered by one company, so you have a single point of responsibility from concept to keys.
How is design-and-build different from hiring a designer and contractor separately?
In design-and-build, the same team designs and constructs the project — the people who made the drawings build them. Splitting the work introduces a handover gap where design intent, detailing and accountability are commonly lost, usually at your cost.
How long does a luxury villa or apartment fit-out take?
It depends on scope, but a full luxury villa fit-out typically runs several months from approved design to handover. A properly defined design and procurement stage before construction is the single biggest factor in staying on schedule.
Does Soltis both design and build?
Yes — Soltis is a design-and-build studio. We take a project from concept and drawings through to full turnkey construction with one accountable team, and procure bespoke joinery, furniture and FF&E to the approved specification from trusted manufacturers, with key materials reviewed in person before they are ordered.
